Could Innisfil be in line for a new Canadian Tire and Mark’s Work Warehouse plaza?
That’s the scuttlebutt in Alcona after a recent meeting of the Alcona Business Association (ABA) where Mayor Brian Jackson made mention of a potential large-scale development during an address to members of the group.
Rick Ellis, president of the ABA, said Jackson mentioned the proposal as part of his update on commercial projects now in the planning stages.
“It would be on the south of Innisfil Beach Road near the 20th Sideroad, the Mayor said,” Ellis stated. “He only said it was in the works.”
At Town Hall, CAO Larry Allison said any development on the site is only “at the very early stages. We are reviewing their application and the technical details.”
Officially, the municipality is only analyzing a proposal for an unnamed retail store, and is unaware of the actual future tenants, Allison said.
Robert McAuley, Innisfil’s director of planning and development, said Town staff has received an application from The Trinity Development Group to build on a site known locally as the Gregory property, a 10-acre parcel on the south side of Innisfil Beach Road adjacent to the railway line. The site contains a century farmhouse.
The Toronto-based company, established in 1991, is well-known for its regional retail centres across Canada, including shopping centres in Aurora, Brampton, Kingston and Ottawa. Trinity’s portfolio now exceeds 12.9 million square feet and the firm has seven new properties under development and another 22 sites “under various stages of planning and development,” according to its website – www.trinity-group.com
The Innisfil site is one of the 29 listed under “New Properties Under Development”.
The proposal calls for four buildings – a 66,000 square-foot anchor store near the southern end of the land, plus three 10,000 square-foot buildings fronting along Innisfil Beach Road. A gas bar is also included in the plans. There would be approximately 450 parking spaces.
Presently, the land is zoned for “future use” by Innisfil, McAuley said. In Alcona’s original secondary plan, the property was slated to be used for housing.
A public meeting would be held in the spring to present the development plan to residents for comment. McAuley expects the Trinity Group’s proposal to come before council in May or June.
“We know the applicant is eager to proceed,” McAuley said. “They’re banking on continued growth in Alcona.”
